If you own a residential house or apartment in Hyderabad, it is mandatory for you to pay property tax to the Greater Hyderabad Municipal Corporation (GHMC). Municipal bodies collect property tax annually or semi-annually to primarily facilitate better public services such as road repairing, sanitation, and construction of schools and other utility buildings.
Property tax is levied on both residential as well as commercial buildings. Generally, property tax comprises taxes like lighting tax, water, and drainage tax, and the tax amount is calculated based on the location, type of construction, and physical dimension of the property.
For self-occupied residential properties, property tax calculation is based on the rental value of similar properties in the same locality. For tenanted property, Annual Rental Value (ARV) as stated in the rental agreement is considered for tax computation.
GHMC has done away with manual transactions in property tax assessment, issue of special notice, and issue of annual demand notices and receipts. Through 72 Mee-Seva Centres in GHMC limits, Citizen Service Centres in all 19 Circles and GHMC Head Office, and online modes of payment, the Corporation provides fully computerized assessments and collection of property tax.
How to pay property tax online:
a) Go to https://ptghmconlinepayment.cgg.gov.in/PtOnlinePayment.do
b) Enter your PTIN/ASMT (Property Tax Identification Number) to check the dues
c) Choose any of the online payment methods to make the payment
Alternatively, you can also drop a cheque drawn in favor of “Commissioner, GHMC” at any of the State Bank of Hyderabad branches.
The last date for the payment of half-yearly property tax is 31 July and 15 October. Any delay in timely payment of the due amount will result in a penal interest of 2% per month.
